A MAJOR regeneration programme at the Westway Estate in Park Royal has begun, with demolition of the site starting on Monday.
SEGRO plc was granted full planning consent last year for the site, which it wholly owns.
Working alongside Ealing Council and Transport for London, SEGRO will improve the local roads, enhance public transport and increase levels of security.
In addition, six new industrial units will be built speculatively across two sites.
The estate has some buildings dating back to the 1930s and is ready for modernisation.
Close to the A40, the site is already well served by public transport, including three bus routes, all of which terminate at Westway, and is in easy walking distance to East Acton and Willesden Junction stations.
Its location is close to Old Oak Common, where the Mayor of London plans to create 24,000 new homes and more than 55,000 jobs .
Work on the Westway Estate is scheduled to run over two phases, with five buildings being demolished during the first.
In this space, six self-contained buildings will be built.
It is expected to take up to four months to clear the two acres.
